Our Services

We offer a comprehensive range of property management services, including property marketing, tenant screening, rent collection, property maintenance, and so much more. Our services are designed to help our tenants maximize their lives, and income while minimizing their stress.


Simple Yet Satisfying


10% of the Rent

Foundational Management

We take the edge off of owning a property.

Welcome

You pick the date for open house and we will prep the house for viewing, show the house for the potential tenants, We introduce the tenants to you (if you want)

Rent Collecting

We are already setup to take most forms of payment. This keeps the Tenants from having a high amount of cash. Plus, since we are verifying the money, everyone is safe.

Marketing

We have great tenants who refer other great tenants. This allows us to bring in the whole family.  This allows families to combine and grow together.

Annual Inspection

Every Year we give a basic home inspection and tell you the potential problems and solutions. We also direct you to use our contractors, who get the job done right the first time.


Additions to the Foundation

You only pay when you use these services.

Background Check

$50 per Person

Everyone has potential, but sometimes it is good to check.

Lawn Care

$20 per Hours

This deals with cutting shrubs, Trimming Trees 10 feet or less, or cutting down trees 10 feet or less. 

Lawn Maintenance

$40 per Lawn

This is a basic grass cutting and edging for your lawn.

For Chicago property there is an additional $40 charge

13% of the Rent

Basic Management

Now you can start relaxing, we are here.

Marketing

We coordinate the open house(s), send all prospective tenants to you for vetting. 

Plus, we will coordinate the move in with the Tenants.   

Rent Allocation

We are already setup to take most forms of payment. We have the ability to verify the payment and place the rent  in your account within 24 to 48 hours.

Good Bye

When it is time for the tenants to move out, we coordinate with you and the tenant(s) for an easy transition. 

Two-way communication

The tenants will contact us directly, giving you more free time, to have fun, relax, or think. We handle all call, whether it is a thank you and complaint we will give you a monthly report. 

Semi-Annual Inspection

Every six months we come and check the air filter(s), the smoke and CO2 alarms. 

Close out

When the tenant(s) are ready to leave, we perform the close out inspection, and send the check to the new location.

Emergency Deposit

$2000

This cushion is the first line of defense if any emergency was to arise, and will be replenished by the rent.  Don't worry this will be returned to you.

True Freedom

Our service, is called True Freedom and for whether your are in Wisconsin for $200 or Illinois for $240, you can start living sooner than you think.

We want to show your house in the best light possible, so we have you covered. We want to make sure your house stands out in the neighborhood for all the right reasons.


Additions to the JLJP Management

Free to use we are just highlighting.

Emergency Fund

$2000
